Beechwood Organization has launched pre-construction sales for a new 55-plus condominium community in Moriches, marking its latest residential development on Long Island’s South Shore.
The project, called Beechwood at the Waterways, will bring 34 homes to the existing Waterways at Bay Pointe community, a gated waterfront development established in 1985 in the Town of Brookhaven. The Moriches location sits near Moriches Bay and local beaches, preserves, and shopping.
This initial phase is the first of three planned at the site. Occupancy for the first phase is expected in late 2026, according to the developer.
The villa-style homes will start in the mid-$600,000s and range from approximately 1,485 to 1,938 square feet. Floor plans include two bedrooms, two to two-and-a-half bathrooms, and one-car garages with interior access. Buyers will have the option to customize kitchen and bathroom finishes through Beechwood’s design studio.
Ground-level models feature optional basements, a primary suite with oversized closets, and both front and rear outdoor spaces. Upper-level units include a primary suite, a second bedroom, den, loft-style mezzanine, vaulted ceilings, and private balconies.
Community amenities include a private clubhouse, waterfront pool and deck, tennis and bocce courts, walking trails, and a private marina.
Michael Dubb, founder and CEO of the Beechwood Organization, said the development is aimed at Long Islanders looking to downsize while remaining close to family and familiar communities. Steven Dubb, company president, said demand for new construction in coastal locations helped drive the decision to build in Moriches.
The Waterways at Bay Pointe currently consists of 346 homes. Beechwood’s new 55-plus residences will be incorporated within the established community.
