House of the Week: Do whatever on these balconies

If this were 1960, we would be telling you how greatĀ the master balcony is for early morningĀ cigarettes.

Since it’s 2015, we’ll stick to painting a picture of a robe-clad you sipping coconut water or mangosteen juice while overlooking the Great South Bay.

But really, if you can swing $599,000 to $699,000 for 11 Sunset Lane in Patchogue, do whatever you want on its balconies.

You earned it.

Aside from the panoramic bay views, there’s a three-car garage with a huge office above it, and you can walk to your favorite haunts like Dublin Deck and Off Key TikiĀ off River Avenue.

Patchogue’s bustling Main Street is less than a mile away.

“Itā€™s a great location and it’s beautiful,” said listing agent Ed Shine of Shine Realty Group in Patchogue. “When you walk in, itsĀ got a beautiful curved staircase, and really high ceilings.”

See the listing for more photos and details.

Not only that, the 4-bedroom, 2 1/2-baths home is fairly new ā€” it was built in 2005 ā€” and has already been constructed above FEMAĀ guidelines for height.

Flood insurance is only about $800 a year, Shine said.

“It’s a great house and all the houses around it have just been redone or renovated,” he said, mentioning also that he lives across the street on Sunset Lane. “It’s a really nice block, too.”
