The Village of Westbury has officially approved the development of a $97 million apartment complex, set to bring 187 new residential units to the heart of the community.
The project was green-lit in early April and will be constructed directly across from the Long Island Rail Road station.
“This project is part of the Maple Union Transit-Oriented Development District,” said James McCabe, senior project manager for the developers, Alpine Residential. “Westbury will be Long Island’s model of a transit-oriented, diverse, walkable, art-centric downtown.”
Of the 187 units, 12 percent — or 23 apartments — will be designated as affordable housing. In addition, three of those units will be marked as “veterans preferred,” offering priority access to Long Island’s sizable veteran population.
The complex will rise four stories and is designed to blend modern convenience with a walkable, community-oriented atmosphere, McCabe said.
The building will include two micro-units at 470 square feet each, 42 studio apartments averaging 575 square feet, 116 one-bedroom apartments measuring about 775 square feet, and 17 two-bedroom apartments at approximately 1,000 square feet.
All units will include in-unit washer and dryer appliances.
Planned amenities include a pool, game room, lounge, co-working space, 24-hour doorman, and a gym.
The Maple Union TOD District was created in 2019 as part of the village’s broader downtown revitalization strategy.
As part of that effort, Westbury eliminated its former industrial zoning districts along the LIRR corridor and introduced seven new mixed-use sub-districts. These zones were designed to encourage medium-density residential construction, promote street-level retail and commercial activity, and incorporate community and cultural amenities.
“Currently, the site has industrial buildings that are vacant and underutilized,” McCabe said. “And overall, the project is going to greatly improve the connection between the LIRR and the Post Avenue downtown.”
According to McCabe, the development has been in the planning stages for several years. Now that the project has received formal approval from the village, Alpine Residential anticipates breaking ground in early 2026.
Construction is expected to take about two years, with completion projected for early 2028.
