Senior Living facility planned for Route 112 in Port Jeff Station

A three-story, 170-unit senior living facility is edging closer to construction in Port Jefferson Station.

A parcel of land on the east side of Route 112 across from LA Fitness and directly adjacent to The Meadow Club on its north side will be the site for this project developed by Baltimore-based Brightview Senior Living.

The 8.64-acre site extends from Route 112 to Canal Road and abuts Patty Ann Court to the south which terminates at a cul-de-sac. At Brookhaven Town Board meeting on  Dec. 16, representatives for the developer sought variances to allow parking 32 feet from Patty Anne Court and 90 feet to Route 112 (100 feet is required).

The site plan was approved by the town board and both variances were granted subsequent to the meeting.

The site is an assemblage of six lots, two of which have residential homes on them, one that faces Route 112 and another that faces Canal Road, both of which will have to be demolished. One of the homes is occupied and a notice to vacate has been issued. There are also greenhouse structures on the property that are abandoned.

A company spokesperson said that the apartments will have studios, one-bedroom, and two-bedroom apartments, although that mix has not yet been determined. They will also offer tiers of senior care options.

“The community will have a continuum of care, which means it will offer Independent Living, Assisted Living, and Wellspring Village, which is our specialized neighborhood for people living with Alzheimer’s disease and other forms of dementia,” the spokesperson said in an email to greaterportjeff.com.

Pricing will be set when their welcome center opens around mid-2021, about one year before the community is estimated to be finished.

Brightview Port Jefferson will offer common areas that will include a pub (with daily happy hours), multiple dining venues, movie theater, activity rooms, library, hair salon, fitness center, and multiple outdoor porches and patios with seating and a fire pit.

All apartments will come with granite countertops and plenty of closet space. The independent living units will include full kitchens and washers and dryers. Assisted Living and Wellspring Village apartments include a kitchenette and full laundry service. They say that their Wellspring Village apartment homes include design elements that encourage resident independence.

The developer has been working on the application since 2017 and has gone through several rounds of comments. In 2017, the Port Jefferson Station Terryville Civic Association said in a letter that it had no objections to the proposal when it was presented to them.

The civic noted in its note that it had been presented with letters from the neighbors of the property who were in support of the project.

Brightview operates 40 senior living facilities on the East Coast. The company recently opened the only other facility it operates on Long Island in Sayville
