The sprawling Shoregate project by TRITEC Real Estate Company is now offering leases for luxury apartment living right in the heart of downtown Bay Shore. There are lots of questions pouring in about the much-anticipated and transformative project, so below are 10 we asked Tritec to better inform Bay Shore residents and would-be tenants alike. Shoregate will open to residents in mid-November.
Greater Long Island: Tell us about the architecture. What look and what style is Tritec going for? And what was the reasoning for the inspiration?
Tritec: Shoregate’s architectural design is an eclectic blend of Federal, Victorian, and Greek Revival styles with some transitional characteristics styled to improve the pedestrian experience with buildings lining the streetscape and screening parking from view.
The design was inspired by the local, historic Bay Shore character buildings like Sagtikos Manor or even the retail building formerly on the corner of Fourth Avenue and Main Street. By embracing the 300-year-old history of Bay Shore, and the maritime and resort lifestyle of the South Shore, Shoregate hopes to help usher in the next chapter of living in the Town of Islip.
GLI: How much did Shoregate cost?
Tritec: TRITEC Real Estate Company has invested $174 million in the construction of Shoregate in downtown Bay Shore. Incoming Shoregate residents are estimated to spend nearly $13 million annually within the Town of Islip.
GLI: What is the number and breakdown of units?
Tritec: There are 418 rental units: 52 Studios, 37 Jr. One Bedrooms, 200 One Bedrooms, 113 Two Bedrooms, 12 Three Bedrooms, 4 Duplexes.
GLI: What can a resident of Shoregate expect from the look, feel, and style of those units?
Tritec: The apartment homes boast diverse styles, each thoughtfully designed to foster a warm and welcoming sense of community. Brownstones with individual stoops line 4th Avenue, while units along 3rd Avenue feature communal patios.
The units are spacious and unique, with various unit types to appeal to every taste. Many of the units have balconies. Shoregate will promote an active and social lifestyle with 50,000 square feet of amenities and convenient retail. The units feature modern white cabinetry, quartz countertops, luxury vinyl tile in the living spaces, and tile bathrooms. Every unit has a washer and dryer, programmable thermostats and oversized windows.
The amenities offered in the units and throughout the complex are unparalleled in the area and include a fitness center, mailroom, package concierge, storage, indoor bicycle storage with repair station, indoor lounge with fireplace, coworking spaces, lounges, Grand Piano bar, club rooms for special events, indoor gaming lounge including large TVs, golf simulator, pool table, ping pong table, shuffleboard, outdoor pool deck including a courtyard with outdoor fire pits and BBQ stations, a 1,500-square-foot pool, a hammock farm, pickle ball court, bocce court, rooftop lounge with sweeping views, car garages, and surface parking.
GLI: Where is the property, exactly, and how much land is the property on?
Tritec: Shoregate’s address is 143 4th Ave. in Bay Shore. The building is on 10.34 Acres, located catty-corner from the Bay Shore train station, a block from Main Street and a half mile from the Fire Island ferries. Residents are within walking distance to scores of unique eateries, gathering spaces, and local coffee houses. Shoregate seeks to create synergy between the apartment community and local businesses that residents and the surrounding community will benefit from for years to come.
GLI: How tall are we talking?
Tritec: The building is four stories in height with a rooftop terrace for residents to relax and enjoy a view of the Great South Bay. A unique feature is that the first floor’s ceiling heights are almost 14 feet high.
GLI: When will Shoregate open?

GLI: When will pricing be available, and what can you tell us about the workforce housing component?
Tritec: Pricing is on the floor plan page of shoregateli.com. 84 apartment homes (20% of the total units) are designated as Workforce Housing and will be distributed by the Long Island Housing Partnership. Please visit lihp.org or give them a call at (631) 435-4710 for information on eligibility and how to apply. Applications will be accepted from August 18 through September 18 for a lottery.
GLI: How about the parking? Are there garages? Is it all on-site?
Tritec: We will have 560 uncovered, numbered stalls and 58 car garage spots, all on-site.
GLI: Tell us more about yourselves, the Shoregate developers?
Tritec: TRITEC Real Estate Company is a local, family-owned business founded in 1986 by brothers Bob and Jim Coughlan. TRITEC has undertaken various downtown redevelopment projects, including New Village in Patchogue, The Wel in Lindenhurst and The Shipyard in Port Jefferson.
