Work underway on the Greymore Flats apartments in Bay Shore

Downtown Bay Shore’s latest development project — Greymore Flats by Greenview Properties — is beginning to take shape between Clinton and Fifth avenues, just north of Main Street.

Although the foundation was poured in the fall, vertical construction began about three weeks ago, said Larry Gargano, the president of Greenview Properties, the Bay Shore developer behind several other apartment projects in the immediate area and beyond.

Those projects include the Village Place complex on Main Street, which opened this spring.

The 30-unit Greymore Flats, designed by Busch Associates of Bay shore, is being built over .74 acres fronting Mechanicsville Road and will feature 22 one-bedroom units and eight duplexes that reach into the building’s fourth floors.

The duplexes will each have two bedrooms and a second-floor loft, Gargano said.

“The intent was to create an urban development-style architecture, and we specifically oriented the building toward the streets to strengthen the streetscape and give it that townhouse feel,” he said.

Greenview purchased the property in 2014 and then applied for — and received — a zoning change through the Town of Islip that allowed for the higher density project.

The building previously at that location had been operating as an adult home, which was ultimately abandoned until Gargano razed the boarded-up building.

He expects mostly singles and younger couples to take up residence in the flats, which will lease for roughly $1,700/month for the one bedrooms and $2,300 for the duplexes come February.

“We’ll probably start accepting applications toward the end of this year,” he said.

The name Greymore pays homage to the historic Greymore hotel that was also on Clinton Avenue, Gargano said, though not in the exact location as the new Greymore Flats. 

The Greymore hotel and health resort offered 50 “large and airy” rooms, according to the June 7, 1925 edition of the Brooklyn Daily Eagle, according to newspapers.com.
