The redevelopment of the former SunVet Mall property in Holbrook continues to gain momentum with news that Shake Shack, Crumbl Cookies, and J.Crew have joined the tenant roster at The Shops at SunVet.
The highly anticipated open-air shopping center is slated to open in late 2025, marking a major transformation for the site that once housed Pathmark, Toys ‘R Us, Blockbuster and Agean Pizzeria, among a bevy of other storefronts, before declining into near vacancy.
The new additions become part of an already impressive lineup of tenants, including Whole Foods, Starbucks, Nordstrom Rack, Sephora and Tony’s Tacos. The redevelopment reduces the original 280,000-square-foot enclosed mall to a more modern, pedestrian-friendly 168,000-square-foot shopping plaza, strategically positioned off Sunrise Highway in Sayville.
About the new tenants
Shake Shack
The fast-casual burger chain, known for its angus beef burgers, crinkle-cut fries, and hand-spun shakes, has steadily expanded since its debut in Manhattan’s Madison Square Park debut in 2004.
Shake Shack currently operates two other locations in Suffolk County — in Lake Grove and Melville. Another is set to open this year on Middle Country Road in Selden. The chain also counts Nassau County locations in New Hyde Park, Oceanside and Westbury.
Crumbl Cookies
The Utah-based bakery chain, famous for its rotating menu of freshly baked cookies, continues to expand its footprint across the United States, including multiple locations on Long Island.
The fast-growing company began expanding into Nassau in 2023, opening spots in Levittown, Port Washington and Massapequa. In 2024, Crumble opened storefronts in Merrick and Oceanside. The future Holbrook location is expected to be Crumble’s first in Suffolk.
J.Crew
Embed from Getty ImagesThe iconic retailer, heralded for its timeless, preppy style, has locations inside the Tanger Outlets in Riverhead and Deer Park, as well as storefronts in Commack and Huntington. The J.Crew brand offers a range of apparel for men, women and children, as well as shoes, handbags and jewelry.
While J.Crew has more than 100 stores across the United States, the company is also known for its robust online platform.
