A once-empty industrial lot in Central Islip is being transformed into what many envision will be a vibrant new community hub.
Town of Islip officials joined state and local leaders recently to break ground on One Carleton Green, a $65 million mixed-use development that will feature 96 affordable apartments and retail space steps from the Long Island Rail Road.
“This is a dream years in the making,” said Islip Town Supervisor Angie Carpenter. “Through our partnerships with New York State, Suffolk County and private developers, the revitalization of the Carleton Avenue corridor is truly coming to life. We’re grateful to Governor Hochul for her continued leadership and support.”
The project is part of a broader Downtown Revitalization Initiative jumpstarted by a $10 million state grant set aside for Central Islip back in 2018.
The effort also helped establish Islip Town as a Pro-Housing Community (a state term) making the town eligible for even more state funding to expand housing options and economic development, town officials said.
More than $24 million of the One Carleton Green investment comes from New York’s Low-Income Housing Tax Credit Program, with additional support from other state and local programs.
Councilman Jorge Guadron said the project represents “a step forward in meeting the housing needs of our residents.”
“This development will help more families — including those with disabilities — find a safe, stable, and affordable place to call home,” he said.
Assemblyman Phil Ramos praised the project as a model for what’s possible when government and developers work hand in hand.
“By transforming underutilized land into safe, sustainable housing with supportive services, we’re not just creating homes — we’re strengthening the very fabric of our communities,” Ramos said.
Developed by Georgica Green Ventures, the new complex will also set aside 15 apartments for residents with developmental disabilities and include accessibility features throughout.
“Everyone at GGV is proud to help bring One Carleton Green to life,” said David Gallo, the company’s president and CEO. “It will provide much-needed affordable housing and spaces for arts and culture that the entire community can enjoy.”
Construction is expected to take about 18 months, with completion projected for 2027.
