Construction crews have been working through the bitter cold to frame out The Cornerstone Kings Park apartments being built near the Long Island Rail Road in Kings Park.
The bones of a second story are now rising, marking some real visual progress on the $22 million transit-oriented development.
The boutique project at 30 Indian Head Road will bring 46 rental units to 30 Indian Head Road, a half-acre parcel that had housed the freestanding Sombrero’s Southwest Grill in Tanzi Plaza.
Sombrero’s closed nearly 10 years ago at the space, which actually fronts Meadow Road West.
Site work and preparation for The Cornerstone have been underway for months. This after some contenious debate but, ultimately, Town of Smithtown approvals.
The development officially broke ground in October with local officials and project leaders in attendance.
According to coverage at the time, the three-story, roughly 60,000-square-foot building will include five workforce housing units, modern amenities and more than 130 parking spaces — a mix of surface and below-grade spots.
It’s also the first new multifamily developments in downtown Kings Park in decades.
“Construction is expected to generate over 90 jobs and bring renewed economic activity to the area,” according to the Suffolk IDA, which helped with some $2 million in tax incentives for the project. “Once completed, the project is estimated to generate more than $1.9 million in annual income for the local economy, while providing much-needed rental housing for young professionals, families, and retirees.”
Plans found on The Cornerstone website call for on-site amenities such as a fitness center and resident common areas.
According to a Long Island Business News report, the apartments are expected to open early next year.
