Broadway Commons food court falls silent ahead of major mall redevelopment

The once-bustling food court at Broadway Commons in Hicksville has gone completely silent.

The last remaining restaurants closed for good on New Year’s Eve.

“We have not been renewing leases in the food court for about a year now,” said Brianna Spaziante, marketing and business development manager for property owner Schuckman Realty. “The movie theater left last January, and some of the upstairs restaurants started leaving right after that, when their leases were up.”

Spaziante told Greater Long Island that the planned closures are part of a more than $100 million mall renovation expected to break ground later this year or in early 2027.

As part of the redesign, the current food court will be transformed into a new dining and entertainment district. Spaziante said property management is currently in discussions with multiple vendors about the space, though no agreements have been finalized.

The larger restaurants currently operating at Broadway Commons — those with direct exterior access — will remain open for now. Spaziante said they could be incorporated into the mall’s new design, but no official decisions have been made.

One confirmed addition to the redeveloped property is a BJ’s Wholesale Club. It will join the only three tenants guaranteed to remain from the current mall: IKEA, Target, and Round1 Bowling & Arcade.

Inside the mall, only a small number of national retailers, including H&M, Kay Jewelers, Lids, and Bath & Body Works, are still open. Spaziante said those stores could also remain part of the new development once construction is complete.

The Macy’s department store building will be completely demolished, with plans calling for the redeveloped site to become a more open-air center.

For now, the project remains in the “approval phase” with the Town of Oyster Bay.

“In a perfect world, we will get all the necessary approvals and OKs from the Town in the next few months,” Spaziante said.

“That would keep us on schedule to get started within the next year.”
