Construction begins on two new Bay Shore apartment complexes

A local developer has started construction on two new apartment complexes in Bay Shore, one they are calling Eleven Maple at 11 Maple Avenue and another called North District Lofts at 57 Park Avenue.

Bay Shore-based Greenview Properties is developing both projects and will manage the buildings after they’re completed.

According to company president Larry Gargano, who provided GreaterBayShore with details about the projects, the two buildings will add a total of 180 units to the downtown area.

Work at Eleven Maple has just started. The project is located on a 1.7-acre site and the four-story building will have 90 units with 18 studios, 45 one-bedrooms, and 27 two bedrooms.

Amenities will include a full recreation space with a fitness center and an outdoor roof deck. Gargano said that the company has not determined the monthly rent for those units yet.

North District Lofts is is being built on a 1.8-acre site at 57 Park Avenue, just south of Union Boulevard, and will offer 90 apartments with a mix of 20 studios, 48 one-bedrooms, and 22 two-bedrooms.

Renderings show a five-story building. Renters will enjoy similar benefits to the Eleven Maple apartments. Work on North District Lofts is about eight weeks ahead of Eleven Maple, according to Gargano, and a foundation can already be seen on the construction site.

Parking at both sites will be a mix of covered garage spaces and outdoor parking. Also, there will be an individual commercial unit on the ground floor of each building of about 2,000 square feet. It has not yet been determined the type of businesses that will occupy the spaces.

The company expects the buildings to be completed by the end of 2021. The lease application processes will not begin on the apartments until 2021.
