Housing lottery opens for 80 brand-new affordable apartments in Central Islip

Long Islanders looking for affordable housing have a new opportunity to apply for one of 80 below-market-rate apartments at One Carleton Green, a mixed-income development that’s currently under construction in Central Islip.

The complex is located at 1 Carleton Ave. The housing lottery application deadline is Sept. 14.

The lottery drawing is scheduled for Sept. 28, according to this Instagram post.

As previously reported, One Carleton Green is expected to open in spring 2027.

Developed by Georgica Green Ventures and The Kulka Group, One Carleton Green transformed a former industrial property into a transit-oriented residential community near the Central Islip Long Island Rail Road station. The development includes a mix of studio, one-bedroom and two-bedroom apartments, along with four commercial spaces.

Construction started on the $65 million project in October 2025.

Applicants must meet household income requirements, which vary depending on family size and apartment type.

The lottery also includes accessible units reserved for households with mobility, hearing or vision disabilities. Credit history or most background check information alone will not automatically disqualify applicants, according to Georgica Green Ventures.

Residents will have access to amenities including a fitness room, children’s playground, resident lounge, on-site laundry facilities, electric vehicle charging stations and parking.
