The listing agent describes the three-bedroom home at 60 Rollstone Ave. as “a diamond in the rough.”
But one glance at the West Sayville property — which just hit the market with a half-million-dollar asking price — might send even the most desperate Long Island buyers running for the hills of Westchester or the Catskills, or more likely, back to their parents’ basements.
Where to start?
Well, outside there’s a blue tarp loosely draped over a sagging structure that’s absolutely begging for a new roof — the house itself is barely visible behind a wall of rhododendrons exploding with hot pink blooms.
And in the middle of the backyard sits a ramshackle shed — seemingly on the verge of collapse — which the listing agent generously refers to as a “detached garage.” Never mind that there’s no driveway leading up to it.
Inside is no less a disaster. The ceilings have either collapsed or are dripping in mold, the rooms are filled with garbage, and the floors are filthy. Among the squalor: a tattered pile of board games that a lucky buyer might have a shot at flipping on eBay for a few bucks.
Hidden charm
Nonetheless, the $499,900 listing is full of optimism.
“Unlock the hidden charm of this classic 1907 gem in the heart of West Sayville!” it gloats. “This property with a large yard offers tons of potential to bring your vision to life.”
The description does strike a more realistic note: “While it truly needs everything — from top to bottom — this is a rare opportunity to restore a piece of history or create the home of your dreams from the ground up.”
“This diamond in the rough is your blank canvas,” the agent concludes.
Big tax bill no help


The 1,248-square foot home spans two floors and includes one bathroom. It has a basement, but there is no description or photos of it in the listing.
Plumbing runs to a cesspool and the home has oil heat service.
The best part of the deal is of course the location. It’s near the high-performing Sayville High School and close to Main Street in West Sayville, a quiet close-knit community.
And for that the annual tax bill is a whopping $10,723.
