Patchogue’s Hilton hotel adds rooftop pool, presidential suites amid ownership shift

A rooftop pool. Presidential suites. A bigger event space.

The Hilton-branded hotel planned for downtown Patchogue just got a bit of a glow-up — along with an adjustment in ownership.

The additions came to light in documents reviewed Wednesday during a public hearing at Patchogue Village’s board meeting.

Beyond the pool and suites, plans call for a rooftop restaurant and bar, a fitness center, spa and treatment areas, a first-floor café and banquet space, and two first-floor mercantile tenant spaces.

The hotel plans now feature 109 guest rooms and 13 residential apartments.

The hearing also brought a formal update to the project’s ownership. In correspondence to the village’s planning board, Yair Yaish and his wife, Heddy, identified themselves as the sole owners of the proposed hotel development, to be built on the former bowling alley site at 138 West Ave.

Yaish, previously a partner in the project, now holds full ownership along with his wife. The letter requested that the couple’s company, The Watch Hill Hotel Group LLC — 95 percent owned by Yair and 5 percent by Heddy — be named the applicant to the Planning Board.

It also served as formal confirmation that Allon Avgi, owner of AVGI, is no longer associated with or involved in the project in any capacity.

The hotel, formerly planned as a Tempo by Hilton, is now set to open under Hilton’s Tapestry Collection banner.

Tapestry hotels are billed as “unique boutique hotels, each rich in cultural charm and deeply connected to its destination,” featuring “vibrant designs and one-of-a-kind experiences.” Other Tapestry hotels are in New York City; Baltimore; New Haven, Connecticut; and Pennsylvania.

Project managers said they hope to break ground on the hotel in October and open in the spring of 2028. The bowling alley that was previously at the location was demolished last year.
