Photo tour of the new apartments at 1 East Main Street in Bay Shore

In the heart of downtown Bay Shore lies 1 East Main Street, a mixed-use building completely renovated for residential and commercial tenants.

The two-story project features 26 new rental apartments on the upper level with the following amenities: a common work and lounge spaces, fitness gym, yoga studio, laundry facilities and elevator access.

Below, new businesses such as North Fork Doughnut Company and wine bar/Greek eatery Fire Island Vines recently opened up. A gourmet hot dog shop — Rock City Dogs — and a Japanese-Korean barbecue concept called JBBQ & Shabu Shabu are in the works as well.

As far as the upstairs rentals go, Michael Butler, the developer of 1 East Main, gave GreaterBayShore a tour of the new living space, which will open up for tenants beginning Sept 1. Scroll down for pictures.

The building, which Butler estimates was built in parts in the 1930s, was an antiquated former Woolworth construction.

“It’s an older building, but there’s nothing in it now that’s not new,” said Butler this month on the rehabilitation of 1 East Main Street.

All the utilities have been upgraded, and there is also a newly paved lot for 56 private spaces for residents.

Over the last few years, Butler and his team have worked diligently to pump life back into the structure that was left vacant for several years.

“If nothing was done to this building, I think it would’ve been a constant reminder of Bay Shore’s past,” said project manager Tom Schorr, of W.J. Northridge Construction, on the once deteriorating eyesore. “And I think what Mike did with his team is a big part of their future.”

Butler said the units have been filling up over the past couple of weeks.

The options to choose from are between studio, two-bedroom, and one-bedroom.

The pricing starts at $2,000 a month for studios with a den, then rises to $2,900 a month for the two-bedroom units. There are also three units slated for affordable housing at $1,517 per month.
