Starbucks will be taking up space along with WholeFoods and others at the new Shops at Sunvet in Holbrook.
The plaza that’s currently under construction at the old SunVet Mall off Sunrise Highway now has five signed leases, as outlined by property manager Regency Centers.
Those include Starbucks, which has long been rumored, the WholeFoods anchor tenant, Aspen Dental, Citi and Wells Fargo.
There are two more leases in the works, including one for a restaurant and drive-thru.
The freestanding Starbucks is lined up for the southwest corner of the property, just east of Broadway Avenue, which is detailed in the updated site plan below.

A drive-thru will be a big feature of the new Starbucks, of course, as the international chain has shifted away from opening in downtown storefronts in favor of higher-volume and car-friendly shopping centers.
Recently, Starbucks closed its downtown storefront location in Sayville in favor of a standalone building in West Sayville, which has a drive-thru, while opening another standalone location in Bay Shore just north of Sunrise.
Another is planned for Main Street in Bay Shore, across from the Bay Shore Commons shopping center. And one in Patchogue opened at the western end of the downtown in March 2022, with a drive-thru.
Only three [updated from two in our initial report] locations without a drive-thru remain in this area of the South Shore. There’s the one in a tiny building at Waverly Plaza in Patchogue, another on Main Street in Islip, and one in Bayport.
An express location also recently opened in the Stop and Shop to the immediate west of SunVet. There’s also one in the Sayville Target along the south side of Sunrise Highway.
As for The Shops at Sunvet, Regency Centers retained SBLM Architects as the lead architect for project.
The only operating business on the property, Citi, will remain open during construction before moving to the southeast corner of the property.
