The renovation of an office building into a mixed-use building at 1 East Main Street in Bay Shore is nearing completion, with commercial tenants already committed and residential units coming online later this fall or early winter, according to the developer.
Previous reports named the development company as Bay Shore Main & 4th, LLC. The project is located between Third and Fourth Avenues on the north side of Main Street.
Michael Butler, a representative of the developer, told GreaterBayShore that the offices on the upper floors were converted into 26 apartment units, comprising three studios, five 2-bedrooms and 1-bedroom units making up the rest. The pricing and square footage of the units were not available at the time of publication.
The residential portion of the building will also include a common area with a gym, yoga facility, and a lounge area with a pool table and couches.
Butler described the work as a complete renovation, essentially creating a new building inside with a large commitment to the infrastructure. Before work began, he said there were only a few tenants in the building who were relocated into new spaces.
The commercial space has been coming online in stages and as work was completed the developer has been putting tenants into those units. There are six commercial tenants in the building as of right now, including Catholic Charities, an elder law attorney’s office, and a home health aide company.
According to Butler, all the commercial spaces are 100 percent leased up and in various stages of construction.
The Fourth Avenue side of the building is mostly offices. On the Main Street-facing side, the developer is building out three restaurants.
A wine bar, a Japanese-Korean barbecue concept restaurant, a gourmet hot dog shop, and North Fork Doughnut Company, a Mattituck-based donut shop opening, are all committed as of now.
At a 2017 board meeting, as reported in The Islip Bulletin, the Greater Bay Shore Chamber of Commerce supported the project saying it would be good for the area and supported the application at the Islip Town Board meeting.
Butler echoed those words recently.
“It’s a great project for downtown Bay Shore,” he said.
