Brookhaven will hold a public hearing Nov. 19 on Bellport Center, a proposed two-story commercial building at the southwest corner of Montauk Highway and Station Road in North Bellport.
The proposal seeks site plan approval, a special permit and relief from town development standards, according to the townโs hearing notice. The hearing is scheduled for 3 p.m. at Brookhaven Town Hall, 1 Independence Hill in Farmingville.
The special permit is required because the property is within an overlay district, town spokesperson Drew Scott said. The requested variances concern landscaping, street trees, buffering between commercial property and residential zoning, parking and parking within the required front yard.
Those requests are separate from the dimensional variances previously considered by the zoning board.
Previously published plans called for four ground-floor storefronts totaling about 4,000 square feet, with another 1,200 square feet upstairs for office and community use, according to the North Bellport NY Forward strategic investment plan. The plan also proposed new parking and landscaping at the corner near the Bellport train station.
The developer is Fraz Realty, whose project team includes Farakh Iqbal, owner of the Sunoco across the street. Iqbal presented the proposal to the Greater Bellport Coalition in early 2025, according to the Long Island Advanceโs coverage.
โWe sent a letter of support to Brookhaven Town a month ago,โ coalition co-chair JoAnn Neal told the Advance in February 2025, โand weโll go to the town board meeting when itโs presented.โ
The project would replace the longstanding Reynolds Tax Service building at 1742 Montauk Highway.
The zoning board granted variances in April for the proposed buildingโs setbacks, loading space and canopy, the Advance reported in May. Coalition co-chair Regina Crawford told the newspaper that five plans had been proposed for the corner since 2014 before Bellport Center cleared that step.
Residents can comment at the Nov. 19 hearing. The meeting will also be streamed on the townโs website.
