After years of blight, East Patchogue site reborn as affordable housing

A long-vacant stretch of land in East Patchogue has been transformed into what many in the community have long called for: affordable housing.

The Grove Apartments has officially opened to residents at 400 E. Main Street, bringing 55 new apartments to a site that once contributed to blight along the Montauk Highway corridor.

The $35 million development features three garden-style buildings with a mix of one-, two- and three-bedroom homes.

According to an announcement from the state, 38 of the apartments were leased through a housing lottery last spring, while the remaining 17 units are reserved for residents who will receive on-site supportive services. Those services include assistance focused on financial stability, employment support, and long-term housing security.

“The housing crisis has impacted every corner of New York State, and developments like The Grove are exactly what we need to make a real difference,” Gov. Kathy Hochul said in the announcement. “By turning vacant land into affordable, energy-efficient homes, we are strengthening communities and giving families the stability they deserve.”

The all-electric buildings include solar panels and energy-efficient appliances, with several apartments designed to accommodate residents with mobility, hearing, and visual impairments. The development is also located near the Long Island Rail Road.

Inside, residents have access to a children’s playroom, fitness room, and community lounge.

The site was rezoned by the Town of Brookhaven in collaboration with the Village of Patchogue as part of a broader effort to improve walkability, strengthen downtown activity, and better utilize underused properties in the area.

The Grove was developed by Georgica Green Ventures, LLC, with supportive services provided by New Ground, Inc., a nonprofit organization that assists individuals and families facing housing insecurity.

State officials say the project is part of Hochul’s broader initiative to create or preserve 100,000 affordable homes statewide. Nearly 2,500 of those homes have already been completed or preserved in Suffolk County, according to the announcement.
