Century-old Patchogue ‘compound’ with three homes on market for $2.5M

If you can afford to scoop this giant property up, you can establish your own little community in the heart of Patchogue.

The “antique compound” at 299 S. Ocean Ave., says the real estate agency handling its sale, is a legal, multi-family property with three 100-year-old buildings spread out across more than a half-acre. It’s located on the main drag leading into downtown Patchogue.

The property has languished on the market since December for $2.5 million, last selling in 2004 for $500,000.

Zoned for residential and commercial use, the largest of the property’s three structures has more than 2,700 square feet of space and has been “gutted for you to reimagine it as a home or office(s),” according to the listing by Howard Hanna Coach Realtors. Built in 1900 when William McKinley was still serving as president of the United States, the three-floor home includes an attic and fireplace.

The second house on the property is a 1,433-square-foot residence currently occupied by a tenant. It features a newly updated bathroom, hardwood floors, kitchen appliances, a fresh coat of paint and a new rug. There’s also a small cottage that potentially can be converted into a garage.

In total, the homes have nine bedrooms and four full bathrooms. “Lots of opportunity here for the savvy businessperson,” the listing says.

Below is the property’s largest home. Its front faces South Ocean Avenue. Previously featuring a library, parlour, six bedrooms and two bathrooms, the building has been gutted and can be used as either a home or office space.

The building’s second structure, pictured below, is a two-floor, 1,433-square-foot residence now occupied by a tenant.
