Green Acres Mall demolition marks start of massive project in Valley Stream

National brands such as Cheesecake Factory, Panda Express, Shake Shack and Dave’s Hot Chicken have already signed leases.

Demolition has officially begun at Green Acres Mall in Valley Stream, marking the first major step in a major redevelopment plan that aims to reimagine the Long Island shopping center that was built in 1956.

Crews began tearing down the former Sears, Sears Auto Center and adjacent parking garage on May 19. The work sets the stage for a 400,000-square-foot transformation that mall officials say will unfold through 2026 and wrap by 2027.

“This latest step is a natural progression of our long-term vision to transform Green Acres into a dynamic destination that honors its legacy while embracing the future,” said Joe Floccari, Green Acres’ general manager. “We remain committed to reimagining the property through thoughtful design and a diverse mix of uses — enhancing the shopping experience, strengthening community connections, and delivering lasting value for years to come.”

Green Acres will remain fully open to shoppers during construction.

The broader plan includes reworking the former Kohl’s building, adding outward-facing storefronts, landscaped green spaces, open-air dining and a grand new entrance in the northeast wing of the mall.

An 80,000-square-foot ShopRite has already been confirmed for the site. Other national brands such as Cheesecake Factory, Panda Express, Shake Shack and Dave’s Hot Chicken have also signed leases to open at Green Acres following the redevelopment.

“For nearly seven decades, this mall has been a part of Valley Stream’s story and has played a key role in the memories of our locals,” said Assemblyman Michaelle Solages. “We are excited for this new chapter as it will transform this historic property into a dynamic, mixed-use destination that honors its legacy while delivering new opportunities for residents, businesses and visitors alike.”

Kyle Strober, executive director of the Association for a Better Long Island, called the redevelopment a win for the region.

“These renovations will bring jobs, new public spaces and modern amenities — ensuring Green Acres remains a vibrant centerpiece for the community for generations to come,” Strober said.

Green Acres is owned by Macerich, a real estate investment trust that also operates Kings Plaza, Queens Center and The Shops at Atlas Park.
