Update (Nov. 23): The Village Board voted unanimously Monday night to move forward with plans to halt all big housing development approvals in the village for at least six months.
The proposal — as do all such moratoriums — now goes to the Suffolk County Planning Board for its approval.
After that board gives the OK, which is expected, the village’s committee, led by Trustee Lori Devlin, will begin its investigative work and report back to the Village Board with its recommendations.
The village would then decide whether to extend the measure another six months.
Update (Oct. 28): The Patchogue Village Board voted unanimously Monday night to move forward with plans to enact a six-month moratorium on multi-family housing projects in the village.
The board set a Nov. 23 public hearing on the measure, which would put a stop to approving any new big housing proposals.
“We’ve had a tremendous amount of growth in the past, almost 12 years, and built over 700 units, particularly surrounding downtown,” said Patchogue Village Mayor Paul Pontieri. “Sometimes you just have to step back and take a look and evaluate a number of things.”
He said it’s time to ask whether all the new housing has helped the village, while taking a careful look at traffic impacts, among other thing.

A committee of about 10 people will meet over the six months and report back to the board with its findings. The committee could also recommend extending the moratorium by another six months, Pontieri said.
The moratorium would pertain to apartment buildings, apartment houses, boarding houses, rooming houses, garden apartments, condominiums, housing cooperatives, mixed-use developments containing four or more dwelling units and any multi-family or multi-unit dwellings containing four or more dwelling units, Pontieri stated Monday night.
Original story (Oct. 28): Patchogue Village is looking to call a timeout on big housing projects.
At least, that’s according to an agenda for Monday night’s Village Board meeting, which kicks off at 6 p.m. in Village Hall.
The agenda reads that Mayor Paul Pontieri will be requesting approval to set a public hearing on the matter, which would add a section to the village code establishing a six-month moratorium on development approvals.
The stoppage would pertain to “apartment buildings, apartment houses, boarding houses, rooming houses, garden apartments, condominiums, housing cooperatives, mixed-use developments containing [four*] or more dwelling units and any multi-family or multi-unit dwellings containing [four*] or more dwelling units,” the agenda reads. The village has seen several apartment, townhouse and condo complexes go up in recent years, notably the Artspace Lofts building on Terry Street (45 units), the still-under-construction Riverwalk (163 units) south of West Main Street, and the New Village at Patchogue (291 units), which runs along West Main Street, among others.
