Ronkonkoma Hub project humming along, reaches key milestones in development

The next phase of the Ronkonkoma Hub development near Ronkonkoma’s Long Island Rail Road station reached several significant milestones during October, the project’s developers reported this week.

In total, the Ronkonkoma Hub will feature 1,450 new apartments, 360,000 square feet of office space, and 195,000 square feet of new retail space built south of the Long Island Expressway — a stone’s throw away from the train station.

Tritec Real Estate Company, which took on the project back in 2011 and began construction in 2017, reported the following key advancements in the project’s current phase:

  • Infrastructure on Railroad Avenue has been completed, with pavement (curbs) establishing boundaries and paved to the initial course of the asphalt.
  • Framing has reached the fourth floor of Building No. 2 and continues on the first floor of Building No. 1.
  • Mechanical, electrical and plumbing systems are roughing in walls and ceilings, with fire sprinklers now installed in Building No. 2.
  • The structural steel and concrete systems at the ceiling of the lower parking structure are near completion, as well as the foundation for the north five-story parking garage.

This Phase 2A of the Ronkonkoma Hub project will include five buildings that will house 388 new apartments, 73,000 square feet of retail space and 15,500 square feet of office space. The space will be supplemented by two parking structures — one underground and one above ground — for a combined 1,200 new parking spaces.

The entire Phase 2A is expected to be completed in 2024, with the first buildings opening up in late 2023, Tritec representatives have said. Pre-leasing could start next fall.

By March 2020, four vacant industrial buildings on the site had been converted into 489 luxury apartments, most of which are now occupied.
