Vacant Farmingville Amazon Fresh site set to become Stony Brook Medicine facility

The long-vacant — and never ever used — Amazon Fresh building on North Ocean Avenue is in line to finally get a tenant, with Stony Brook Medicine submitting plans to take over the space, Brookhaven Town Supervisor Dan Panico announced.

The 35,000-square-foot building at 3017 North Ocean Ave., at the northeast corner of Horseblock Road, has sat empty since it was completed more than three years ago. Amazon officially walked away from the planned grocery store in February 2025, citing internal business decisions as the company reworked its Fresh store format nationwide.

The building was constructed specifically for Amazon Fresh, with the company’s design hallmarks still visible on the exterior. It sat finished but unopened for nearly two years — a stretch that frustrated the property’s owner, North Block Ventures, and left one of Farmingville’s most visible commercial corners dormant.

In a Facebook post, Panico said he and Councilman Neil Manzella had been working to find a new tenant since Amazon’s exit.

“This proposal presents an opportunity to put this vacant property to productive use while bringing expanded medical services and significant investment to our community,” Panico wrote, adding that he expects a site plan hearing before the Town Board in the coming months.

Panico credited Stony Brook Medicine’s leadership and Manzella for advancing the proposal, calling it a “significant positive change” from the retail strip center originally envisioned by the property’s owner.

No timeline has been given for when construction or a hearing date would be finalized.
