The long-awaited transformation of Holbrook’s SunVet Mall into a premium South Shore shopping destination is nearly complete.
The old zombie mall is being redeveloped into a nearly 168,000-square-foot open-air shopping center, now called The Shops at SunVet. For those unfamiliar, the site is located off Sunrise Highway in Holbrook.
So far, here is what’s been confirmed or has already opened, according to the property manager, Regency Centers:

- WholeFoods
- Starbucks (open)
- Aspen Dental (open)
- Wonder
- Shake Shack
- Crumbl Cookies (soon)
- J. Crew
- Tony’s Tacos
- Warby Parker
- Citibank (open)
- Wells Fargo
- Nordstrom Rack
- M-Nail Bar
- Fine Wine & Spirits
- Sephora
- Mogu Modern Chinese Kitchen
- Nava Health
- Teachers Federal Credit Union
- Hand & Stone Massage and Facial Spa
- Strong Pilates
- Club Champion
- California Closets
Just four spaces remain available.
There’s been a letter of intent signed for a fifth space, and another four leases have yet to be announced — but those are for a medical spa, fitness space, a full restaurant and a quick-service restaurant, according to The Shops at Sunvet website.
WholeFoods, the center’s anchor store, is projected to open in 2026.
“The Shops at SunVet will bring back to life this once-vibrant shopping hub and make it once again an amenity that serves the needs of Holbrook and the surrounding community,” Rebecca Wing of Regency Centers previously told Greater Long Island.
Regency Centers retained SBLM Architects as the lead architect for The Shops at SunVet.
