Construction has kicked off on a two-story medical office building on the long-vacant lot right behind Starbucks on West Main Street in Patchogue.
The 12,000-square-foot building rising at 60 Lake St. in Patchogue was approved by the village’s Zoning Board of Appeals after developer Allon Avgi of 60 Lake Street LLC sought variances for parking and a special use permit.
The design, by Farmingville-based JM2 Architecture, calls for two floors of multi-tenant medical office space on a 0.84-acre site.
Lot vacant since 2021 demolition




The lot has been vacant since the Starbucks was built next door, following the 2021 demolition of the old Bargain Bilge Marine Supply building — a two-story, 10,000-square-foot structure that had anchored the western entrance to downtown Patchogue since 1930.
George Emrick — known about town as “King George” — ran the marine supply shop there for 35 years before selling the property to Melville-based ABH Realty Group for $2.05 million.
The Starbucks that replaced it drew considerable opposition during its approval process, with residents raising concerns about traffic, the drive-thru, and the loss of the historic building.
It opened in March 2022 after the ZBA granted a parking variance — 15 spaces approved against a required 25.
