Retail hub in the works for long-vacant Patchogue warehouse; public hearing set for June 23

Developers are poised to transform a hulking long-idle warehouse on Waverly Avenue into a buzzing multi-tenant retail complex, according to a plan under review by Patchogue Village.

The applicant wants to tear down an existing house at 154 Waverly Ave. and do a gut renovation on the neighboring warehouse at 164 Waverly Ave. The converted space would feature storefronts for multiple retailers, under the plan proposed by 154-164 Waverly Ave. LLC.

The public’s chance to weigh in on the project comes Tuesday during a public hearing hosted by the village’s planning board. The meeting is scheduled for 6 p.m. inside Village Hall, 14 Baker St.

Heavily traveled commercial corridor

The property sits on the west side of Waverly Avenue between West Fourth and Fifth streets. It’s prime real estate on one of Patchogue’s most heavily traveled commercial corridors, which stretches north from Sunrise Highway toward the village’s downtown.

The warehouse is single-story, circa-1962 structure spans roughly 20,000 square feet on a nearly two-acre lot. It features high ceilings, a large parking lot, and loading dock infrastructure that developers could repurpose for retail use.

Long-idle property

AVGI purchased the combined properties at 154 and 164 Waverly Ave. in 2024 for $2.75 million. The last time before that the property at 164 Waverly had changed hands was in 1997, when it sold for $185,000.

The property has become increasingly valuable due its proximity to Blue Point Brewing Company and downtown Patchogue a few blocks south and St. Joseph’s University, New York and Sunrise Highway both less than a mile north.

A commercial real estate listing tied to the property show spaces being marketed in configurations ranging from 1,000 to 20,000 square feet, with 16-foot ceiling clearances. It will feature open, airy layouts that can potentially draw everything from fitness studios to specialty food concepts.

No tenants have been announced.
